You’ve just made a huge investment into your home. I like to think of it like a car – you wouldn’t go 100,000 miles without changing the oil. Well, your air conditioner runs a lot more than you drive per year, and you have to maintain it as well. That’s why regular air conditioner maintenance is a good idea—right out of the chute. After all, a lil’ preventative maintenance will help you prolong the life of your HVAC system.

The more you maintain your HVAC system, the longer it’s going to last. And it’s going to keep your utility bills down. Furthermore, your manufacturer requires that you have your system maintained, or failures won’t be covered.

I went through and grabbed three major manufacturers’ limited warranties: Carrier, Trane, and Lennox.

Lennox states: “This new Lennox unit must be properly installed, operated, and maintained by a licensed professional.”

Here’s Carrier’s: “Installation, use, care, and maintenance must be normal and in accordance with instructions contained in the installation instructions.”

And Trane’s: “The products must be properly installed, operated and maintained by a licensed HVAC service provider, in accordance with the product specifications or installations.”

So we don’t just say it needs to be maintained. The manufacturers require it, or the failure is not covered under warranty.

We see it a lot. Five years down the road, the outdoor blower motor fails. We get to the home and it looks like the outdoor unit is wrapped in carpet because it’s never been cleaned or maintained. Air can’t get through, and it burned the outdoor motor out. Because that motor wasn’t cleaned and maintained, the warranty is shot.

Like I said in the beginning, your air conditioning system runs longer per year than you drive your car. And I don’t know anybody that’s going to drive 20,000 miles or 100,000 miles without changing the oil in their car.
